  1. Skin! Skin! Skin! Our subcontractors installed the exterior thin-shell precast panels from the 3rd through 8th floors. The system came to the project pre-glazed, which means the windows were installed at the factory with the pre-cast. Utilizing this method we had a small cost increase, but it provided an accelerated shipping schedule and time savings by installing the panels this way. The thin shell precast means that the concrete thickness of the panels is only 2” to 3” thick vs. traditional precast that is 6” to 8” thick. We also had the insulation pre-installed by using a spray foam product that meets the tough California energy standards for insulation R-value. The Mechanical systems continue to advance up the tower and most of the overhead coordination and installation on the lower floors is nearing completion. We are starting to tackle the pool and amenities deck by installing the Masonry Walls and forming the roofs. The structural concrete is sailing along as we pour concrete on preceding decks and vertical elements every Tuesday. We also installed one of the prefabricated bathrooms (PODS) to ensure the fit. With some minor tweaks they are now starting to go in nicely. This will open up the floors for framing, drywall and taping, which means finishes are not far off from starting.
